Distribution board and modules (25-30% of budget)
The largest item. Loxone Tree modules differ in function: DI Extension for inputs (switches, sensors) approx. 6 500 Kč, Dimmer Tree for dimming approx. 9 000 Kč for 4 channels, Relay Tree for switching approx. 5 500 Kč for 8 channels, Modbus Extension for communication with a heat pump or PV system approx. 8 000 Kč. The number of modules increases linearly with the number of circuits, for a 100 m² flat typically 6-10 modules in the distribution board.
Wiring (10-15% of the budget)
Loxone Tree requires a special Tree cable (similar to CAT.6 with two pairs, shielded), approximately 75-90 Kč/m. In a 100 m² apartment, typically 200-300 m is installed. In other words: Loxone costs an additional approximately 2 000-2 500 Kč/m² compared to standard electrical installations with off-the-shelf switches. This is precisely the extra cost for which you receive central control via a PBX, a mobile app, scenes, automation, PV system integration, remote servicing and scalability. It is no small amount, but it can be meaningfully justified, as explained in the next chapter.

A smart home is not worth it purely for energy savings. Anyone telling you "Loxone will save you so much on electricity that it pays for itself in 7 years" is exaggerating. The reality is more sober:

This is the most important and simultaneously hardest-to-measure benefit. Certain things that Loxone does well and traditional systems do not at all:
- In the morning, the roller shutters automatically extend. according to sunrise and alarm clock.
- In summer, the blinds are drawn., when the sun is in the window: the house does not overheat and you do not need air conditioning as often.
- Night mode - one button turns off all lights, locks doors, lowers blinds and reduces heating.
- Presence simulation during holidays: lights turn on following a normal routine.

- Notification - The washing machine finishes its cycle but water continues to run long after the programme has ended; the freezer is not working.
These are features that people value continuously for several years after moving in. Their subjective value is high, but it cannot be quantified.
When does Loxone make sense: new build, major renovation with complete electrical installation, or an apartment/house with PV system and heat pump where integration is operationally cost-effective. When it makes no sense: a flat in a 1980s panel block without renovation (wall demolition for cabling will eat up the budget), or a smaller flat under 50 m² for single occupants (you won't use even half of the functions).
